Einen großen alten Hof eine Stunde nördlich von Berlin kaufen, ihn vier- bis achtfach teilen, und jeder hat sein eigenes Stück Land für den Preis eines ordentlichen Urlaubs. Kein Seegrundstück mit Aufschlag, keine Ruine für die nächsten fünf Jahre. Ein funktionierendes Haus mit mehreren getrennten Wohnungen, Hof, Scheunen und viel Grund, im Korridor zwischen Neuruppin und Wittstock, wo die A24 nach Hamburg die A19 an die Ostsee kreuzt.
Die Objekte weiter unten stehen heute wirklich zum Verkauf, von 179.000 € bis 795.000 €. Bei vier Paaren sind das 50.000 bis 245.000 € pro Paar, einmalig, und 90 bis 370 € im Monat für den Betrieb, wovon ein Drittel eine Rücklage ist, die uns selbst gehört.
Die Idee
Vier bis acht Paare im Grundbuch. Jeder hat seinen eigenen Eingang, und niemand muss für irgendwen etwas organisieren. Zwei Wochenenden im Jahr sind wir alle gleichzeitig oben: lange Tafel im Hof, Feuer an, Kinder irgendwo in der Scheune, jemand heizt die Sauna. Den Rest des Jahres sind ein oder zwei von uns da, und darum geht es eigentlich. Ein Ort, zu dem man Freitagabend fahren kann, ohne jemanden zu fragen.
Warum diese Ecke
Rund eine Stunde von Berlin, unter zwei von Hamburg, weil die A24 direkt durchführt. Beide Städte hängen an einem stündlichen Zug ab Berlin-Spandau, es braucht also kein Auto, um hochzukommen.
Die Mecklenburger Seen liegen eine halbe Stunde nördlich, die Ostsee eine Stunde fünfzehn die A19 hoch, die genau hier anfängt.
Keine Uckermark, kein Fleesensee, also kein Ferienaufschlag im Preis. Genau deshalb geht die Rechnung auf: ein 400-Quadratmeter-Hof kostet hier weniger als eine Zweizimmerwohnung in Berlin.
Die Grundstücke unten reichen von einem Drittel Hektar bis 1,6 Hektar. Platz für eine Hütte, eine Sauna, eine lange Tafel, Pferde, falls jemand so gestrickt ist.
Die Objekte
Alle am 4. September 2026 am Markt. Zwei Favoriten markiert. Preise ohne Kaufnebenkosten, die stehen weiter unten in der Tabelle.
Sieben Wohnungen, vier davon fertig · 440 m² · 3.411 m² Grundstück · Sichtziegel von 1886, denkmalgeschützt · Gas · 51 Minuten von Berlin
Das meiste Haus fürs Geld, mit Abstand. Ein langer Ziegelbau mit sieben Wohneinheiten im Erdgeschoss, vier davon bereits ausgebaut und bewohnbar. Vier Paare könnten das morgen kaufen, einziehen und nichts weiter ausgeben. Die anderen drei sind Rohbauten, die wir später günstig ausbauen können oder nie. Dazu ein Dachgeschoss von 491 m² als eigene Reserve, Glasfaser, Lindenallee, ein barockes Gutshaus im Dorf.
Zu klären: Die Reste der alten Stallmauer sind ein eigenständiges Denkmal-Teilobjekt. Die Anzeige sagt, sie dürften zurückgebaut werden, das brauchen wir schriftlich von der Denkmalbehörde. Und die angegebenen 2.185 € Mieteinnahmen sind fast sicher Soll für alle sieben Wohnungen, nicht laufender Ertrag aus den vier fertigen.
425 m² · 11 Zimmer · drei Ebenen · 1,6 Hektar Land · 1925 · dort, wo die beiden Autobahnen sich treffen
Das Objekt, das aussieht wie das Bild im Kopf. Ein richtiger Landsitz in Alleinlage, anderthalb Hektar Land drumherum, ein Stall mit Solar auf dem Dach, symmetrische Terrasse, Empfangsdiele mit Treppe. Es wurde über Generationen als ein großes Familienhaus bewohnt, die Arbeit besteht also eher im Aufteilen als im Umbauen. Im Erdgeschoss gibt es bereits eine abgeschlossene Wohneinheit mit eigenem Hofzugang.
Zu klären: Die Käuferprovision beträgt 7,14 %, also 35.629 €, das Doppelte des Üblichen und die höchste Einzelgebühr der Liste. Der Ölkessel ist von 1999. Und das Objekt steht seit April am Markt, was für uns gut ist und für den Verkäufer schlecht.
Vier Wohnungen · 11 Zimmer · 7 Bäder · zwei Scheunen · Sauna · Hofküche · 0,8 Hektar · saniert 2015 bis 2022
Die Variante ohne Arbeit. Ein geschlossener Vierseitenhof, zwischen 2015 und 2022 durchsaniert: vier fertige Wohnungen, sieben Bäder, Fußbodenheizung auf rund 500 m², gespeist von einem Holzvergaser. Mit 73,9 kWh pro Quadratmeter verbraucht er weniger als mancher Neubau, die Heizkosten liegen laut Verkäufer bei 800 bis 1.200 € im Jahr für das ganze Anwesen. Zwei große Hallen, eine gedämmt, beheizte Doppelgarage, Sauna, voll ausgestattete Hofküche, Pferdekoppel dahinter.
Wichtig, und in der Anzeige leicht zu übersehen: Die jetzigen Eigentümer würden gerne mit wohnen bleiben. Das Feld „bezugsfrei ab" sagt „individuelle Rücksprache". Der Makler nennt als Optionen einen Teilkauf mit offizieller Teilung oder eine Kaufpreisanpassung über verrechnete Mieteinnahmen. Ein vollständig leerer Kauf ist also ausdrücklich nur eine von mehreren Möglichkeiten. Das muss vor allem anderen geklärt werden, sonst teilen wir uns den Hof mit den Vorbesitzern.
Vier Wohnungen · 6 Schlafzimmer · 4 Bäder · große Scheune · 0,56 Hektar · 1905 · 40 Minuten nach Berlin-Spandau mit dem Zug
Vier Wohnungen, sechs Schlafzimmer und vier Bäder für unter 300k, dazu eine Scheune, in die eine Werkstatt und eine Tischtennisplatte passen und immer noch Platz bleibt. Gas-Brennwerttherme von 2012, also modern genug, dass die Heizung kein Thema ist. Die Bahn ist die Überraschung: der Bahnhof Neustadt (Dosse) liegt 4 km entfernt und bringt dich in 40 Minuten nach Berlin-Spandau, besser als alles andere auf der Liste.
Zu klären: Zustand laut Anzeige „renovierungsbedürftig", Ausstattung „einfache Qualität", deshalb stehen unten 90.000 € Arbeit dagegen. Die Wohnfläche wird zweimal unterschiedlich angegeben, 275 m² im Datenfeld und 294 m² im Text.
Neu dazu
Privat beziehungsweise über einen kleinen Vermittler angeboten und deshalb nicht auf ImmoScout. Beide liegen in Zühlen bei Rheinsberg, rund 20 km östlich von Wittstock, also noch im selben Korridor.

Ein historischer Vierseithof, privat angeboten. Das Wohnhaus ist direkt nutzbar: alte Dielen, Kaminofen, ein Tadelaktbad mit Lehmwand und begehbarer Dusche. Dazu eine große Scheune in gutem Zustand mit Betonboden, Elektrik und Starkstrom, und zwei ehemalige Stallgebäude, die teils sanierungsbedürftig sind. Hinter der Scheune freier Blick über Felder und Wald, ein See in 45 Minuten Fußweg.
Der Provisionsvorteil ist real: keine Käuferprovision spart gegenüber den Maklerobjekten zwischen 23.000 und 46.000 €. Bei 650.000 € liegen die Nebenkosten dadurch bei rund 54.000 statt 77.000 bis 100.000 €.
Der Haken: nur 160 m² fertige Wohnfläche, das ist für vier Paare schon knapp und für sechs zu wenig. Der Platz steckt in Scheune und Ställen, also in Arbeit. Das ist die Bauvariante, nicht die Einzugsvariante. Und der Verkäufer bittet um ein paar Worte zur geplanten Nutzung, bevor er das Exposé schickt.
80 m² Wohnfläche · 4 Zimmer · 5.400 m² Grundstück · Scheune mit 450 m² · 1898, Lehmputz · Provision 4,0 %
Echte Alleinlage, umgeben von Wiesen und Feldern, die nächsten Nachbarn sind Kühe. Das Haupthaus von 1898 ist renoviert, Lehmputz, Böden komplett erneuert, das Dachgeschoss ließe sich ausbauen. Wasser kommt aus einem eigenen 15 Meter tiefen Brunnen, Abwasser in eine Dreikammergrube, Strom und Hausinstallation sind neu, auf dem Nebengebäude sitzt eine Photovoltaikanlage mit Speicher. Daneben eine Scheune von rund 450 m².
Für uns zu klein: 80 m² Wohnfläche reichen nicht einmal für zwei Paare. Was man kauft, sind das Grundstück und die Scheune. Dazu geheizt wird mit einem zentralen Heizluftofen und elektrisch in den Zimmern, was im Betrieb teuer ist, und die Anzeige trägt bereits den Vermerk „Anfrage-Stopp", der Vermittler nimmt also gerade keine Anfragen mehr an.
Ebenfalls angesehen
377 m², Energieklasse A, Erdwärme, der technisch beste Bau der Liste. Aber sie wird mit einem lebenslangen Wohnrecht für den 84-jährigen Eigentümer verkauft. Für eine Gruppe, die das Haus nutzen will, fällt sie damit aus.
400 m², 14 Zimmer, Sauna, Weinkeller. Verbraucht aber 360 kWh pro Quadratmeter, das ist die schlechteste Energieklasse, rund 12.000 € Heizöl im Jahr. Steht seit 499 Tagen am Markt.
Nur 150 m² Wohnfläche, zu klein für die Gruppe, dafür mit 1,5 Hektar eigenem Wald. Kein Energieausweis, und die Grundstücksangaben widersprechen sich dreifach.
200 m², zwei getrennte Wohnungen mit eigenem Eingang, Fachwerk von 1880, denkmalgeschütztes Ensemble, Anschluss an eine Biogasanlage, provisionsfrei, Bahnhof Breddin fünf Minuten und Berlin Friedrichstraße in 1:10. Wäre auf dem Papier ein sehr guter Kandidat gewesen, der Preis war schon von 399.000 auf 349.000 gesenkt. Ist inzwischen reserviert und die Anzeige gelöscht.
Ein denkmalgeschütztes Bauernhaus in Sieversdorf mit nur 131 m² zum schlechtesten Quadratmeterpreis des Vergleichs, und ein Objekt in Dömitz, das die Geografie umdreht: 1:29 von Hamburg, aber 2:18 bis 2:33 von Berlin.
Nutzung
Niemand ist ganzjährig da. Realistisch gibt es ein bis zwei Wochenenden im Jahr, an denen alle oder fast alle gleichzeitig oben sind. Den Rest des Jahres ist ein Paar dort, oder zwei, an einem gewöhnlichen Wochenende. Das heißt, wir brauchen nicht acht gleich gute Schlafzimmer und acht Bäder. Wir brauchen vier richtige Wohnungen, die wirklich schön sind, plus billige Ausweichfläche für die zwei großen Wochenenden.
Und es ist überwiegend ein Sommerhaus. Nichts muss winterfest sein außer einem kleinen Kern. Eine Wohnung, die auch im Januar warm und nutzbar ist, reicht für das gelegentliche kalte Wochenende. Alles andere kann Mai bis September sein, und genau da wird das Geld gespart: keine Dämmung, keine Heizung, keine Dreifachverglasung, keine Arbeit an der Gebäudehülle.
Alle vier Objekte bringen die Rohfläche dafür schon mit: zwei Hallen à 150 m² beim Vierseitenhof, ein Stall mit Solar in Blumenthal, drei weitere Wohnungs-Rohbauten plus 491 m² Dachboden in Dechtow, eine große Scheune und ein bereits vorbereiteter Gebäudeteil beim Backsteinhaus.
Geld
Kaufpreis plus die deutschen Kaufnebenkosten, plus eine realistische Summe für die Arbeit, die das jeweilige Haus wirklich braucht. Geteilt durch vier, sechs oder acht Paare. Der Monatsbetrag sind reine Betriebskosten: Steuer, Versicherung, Energie, Unterhalt, Rücklage.

Bei Dechtow rechnen die Spalten mit unterschiedlicher Grundlage: vier Paare kaufen wie es steht, für 200.000 € alles in allem. Sechs oder acht Paare bauen zusätzlich die drei restlichen Wohnungen für rund 50.000 € aus, also 250.000 € gesamt. Bei den anderen drei ist die Grundlage in allen Spalten dieselbe.

Zwei Beispiele, pro Jahr. Dechtow, vier Wohnungen, 8.600 €: Grundsteuer 400, Versicherung 1.400, Energie 2.000, Instandhaltungsrücklage 2.640, Internet, Schornsteinfeger und Grundstück 1.200, Zweitwohnungssteuer 990, falls die Gemeinde eine erhebt. Vierseitenhof, 515 m², 17.700 €: Grundsteuer 1.000, Versicherung 2.200, Energie 4.000, Rücklage 6.180, Sonstiges 2.000, Zweitwohnungssteuer 2.318.
Die Energie ist niedrig, weil das Haus im Sommer genutzt und von Oktober bis April auf Frostschutz gehalten wird, was wir tatsächlich so machen würden. Und die Instandhaltungsrücklage ist Geld, das auf unser eigenes Konto geht, bei Dechtow rund 55 € im Monat pro Paar, beim Vierseitenhof 129 € bei vier Paaren. Es wird nicht ausgegeben, solange kein Dach und kein Kessel es braucht. Rechnet man die Rücklage heraus, liegen die echten Barkosten in Dechtow bei etwa 124 € im Monat pro Paar bei vier Paaren, oder 83 € bei sechs.
Würden wir jemals das ganze Haus durch den Winter heizen, stiege der Vierseitenhof von 17.700 auf rund 25.300 €. Das ist nicht der Plan.
Zum Vergleich: ein Gruppenhaus in Brandenburg für ein Dutzend Leute kostet im Sommer vierstellig pro Woche, und man bekommt es, wenn es frei ist, nicht wenn man will.
Varianten
Vier Paare, vier fertige Wohnungen, nichts zu bauen. Jeder hat vom ersten Tag an seine eigene Tür, und die Abstimmung ist trivial. Dechtow: rund 50.000 € pro Paar und 179 € im Monat. Oder das Backsteinhaus mit 106.000 € pro Paar und 206 € im Monat, wenn wir ein besseres Gebäude wollen und bereit sind zu arbeiten.
Acht Paare drücken den Einstieg deutlich und machen ein viel besseres Gebäude bezahlbar. Vierseitenhof bei rund 122.000 € pro Paar und 184 € im Monat, oder Dechtow mit allen sieben Wohnungen ausgebaut bei rund 31.000 € pro Paar und 159 € im Monat.
Mein Gefühl: mit sechs Paaren anfangen und sehen, wer wirklich dabei ist. Sechs macht die guten Gebäude erreichbar und ist noch klein genug, dass sich alle kennen.
Was, wenn ich später raus will?
Du verkaufst deinen Anteil. Wie das geht, vereinbaren wir vor dem Kauf: die anderen haben ein Vorkaufsrecht, die Bewertungsformel steht vorher fest, und es gibt eine Frist. Niemand kann das Haus über die Köpfe der anderen hinweg verkaufen lassen.
Muss ich am Wochenende renovieren?
Nein. Zwei der Häuser brauchen gar nichts. Der Scheunenraum und die Gartenhütte sind für die, denen so etwas Spaß macht, und es gibt Leute in unserem Kreis, die das beruflich tun.

Brandenburg · four to eight couples · September 2026
Buy one big old farmstead an hour north of Berlin, split it four to eight ways, and everyone gets their own place in the country for the price of a decent holiday. Not a lake plot with a premium on it, not a ruin to spend five years on. A working building with several separate flats, a courtyard, barns and a lot of land, in the corridor between Neuruppin and Wittstock where the A24 to Hamburg crosses the A19 to the Baltic.
The objects below are real and on the market today, from 179,000 € to 795,000 €. At four couples that is 50,000 to 245,000 € each, once, and 90 to 370 € a month to run, a third of which is a repair pot we pay into ourselves.
The idea
Four to eight couples on the deed. Everyone has their own front door, and nobody has to organise anything for anybody else. Two weekends a year we are all up there at once: long table in the courtyard, fire going, kids somewhere in the barn, someone heating the sauna. The rest of the year it is one or two of us at a time, which is really the point. A place you can drive to on a Friday evening without asking anyone's permission.
Why here
About an hour from Berlin, under two from Hamburg, because the A24 runs straight through. Both towns are on an hourly train from Berlin-Spandau, so nobody needs a car to get up there.
The Mecklenburg lakes are half an hour north, the Baltic an hour and a quarter up the A19, which starts right here.
Not the Uckermark, not Fleesensee, so there is no holiday premium in the price. That is the whole reason the numbers work: a 400 square metre farmstead here costs less than a two-room flat in Berlin.
The plots below run from a third of a hectare to 1.6 hectares. Space for a cabin, a sauna, a long table, horses if anyone is that way inclined.
The objects

The most house per euro by a mile. A long brick building with seven flats on the ground floor, four of them already finished and liveable. So four couples could buy this tomorrow, move in, and spend nothing. The other three are shells we can fit out later, cheaply, or never. On top of that a 491 m² attic as separate reserve, fibre to the door, an avenue of lime trees and a baroque manor house in the village.
To settle: the remains of the old stable wall are a listed sub-object in their own right. The advert says they may be removed; we need that in writing from the heritage authority. And the 2,185 € of rental income quoted is almost certainly the target for all seven flats, not current income from the four finished ones.

The one that looks like the picture in your head. A proper country seat standing on its own, one and a half hectares of land around it, a stable with solar on the roof, symmetrical terrace, reception hall with the staircase coming down into it. It has been lived in as one big family house for generations, so the work is dividing it up rather than rebuilding it. There is already one self-contained flat on the ground floor with its own courtyard entrance.
To settle: the buyer's commission is 7.14 %, which is 35,629 €, twice the usual rate and the single largest fee on this list. The oil boiler dates from 1999. And it has been on the market since April, which is a good sign for us and a bad one for the seller.

The nothing-to-do option. A closed four-sided courtyard farm, fully done between 2015 and 2022: four finished flats, seven bathrooms, underfloor heating across roughly 500 m² running off a wood gasifier. At 73.9 kWh per square metre it uses less energy than many new builds, and the seller puts heating at 800 to 1,200 € a year for the whole place. Two big halls, one insulated, a heated double garage, a sauna, a fully fitted courtyard kitchen and a paddock behind.
Important, and easy to miss in the advert: the current owners would like to carry on living there. The "available from" field says "by individual arrangement". The agent offers a partial purchase with a formal division, or a price adjustment offset against rent, as alternatives. A completely vacant purchase is explicitly only one of several options. This has to be settled before anything else, or we share the courtyard with the previous owners.

Four flats, six bedrooms and four bathrooms for under 300k, with a barn big enough to put a workshop and a table-tennis table in and still have room. Condensing gas boiler from 2012, modern enough that heating is not a question. The train is the surprise here: Neustadt (Dosse) station is 4 km away and gets you to Berlin-Spandau in 40 minutes, which is better than anywhere else on the list.
To settle: the advert calls the condition "in need of renovation" and the fittings "basic quality", which is why there is 90,000 € of work against it below. The living area is given twice and differently, 275 m² in the data field and 294 m² in the text.
Newly added
Sold privately or through a small agent, so not on ImmoScout. Both are in Zühlen near Rheinsberg, about 20 km east of Wittstock, still in the same corridor.

A historic four-sided courtyard farm, sold privately. The house is usable as it stands: old floorboards, a wood stove, a tadelakt bathroom with a clay wall and a walk-in shower. Alongside it a large barn in good condition with a concrete floor, wiring and three-phase power, and two former stable buildings, parts of which need work. Behind the barn an open view over fields and woodland, and a lake 45 minutes away on foot.
The commission saving is real: no buyer's commission saves between 23,000 and 46,000 € against the agency listings. At 650,000 € the buying costs come to about 54,000 € rather than 77,000 to 100,000 €.
The catch: only 160 m² of finished living space, which is tight for four couples and not enough for six. The space is in the barn and the stables, which means work. This is the build-it variant, not the move-in variant. And the seller asks for a few words about intended use before sending the full details.

Genuine isolation, surrounded by meadows and fields, the nearest neighbours are cows. The 1898 main house has been renovated, clay plaster, floors completely renewed, and the attic could be converted. Water comes from its own 15-metre well, waste water goes into a three-chamber tank, the wiring is new, and there is solar with a battery on the outbuilding. Next to it a barn of roughly 450 m².
Too small for us: 80 m² of living space is not enough for two couples, let alone four. What you are buying is the land and the barn. Heating is a central warm-air stove plus electric heaters in the rooms, which is expensive to run, and the advert already carries a note saying enquiries are closed.
Also checked
377 m², energy class A, ground-source heat pump, technically the best building on the list. But it is sold with a lifetime right of residence for the 84-year-old owner. For a group that wants to use the house, that rules it out.
400 m², 14 rooms, sauna, wine cellar. But it burns 360 kWh per square metre, the worst energy class there is, roughly 12,000 € of heating oil a year. On the market for 499 days.
Only 150 m² of living space, too small for the group, but it comes with 1.5 hectares of your own woodland. No energy certificate, and the plot figures contradict each other three ways.
200 m², two separate flats each with its own entrance, 1880 timber frame, listed as an ensemble, connected to a local biogas plant, no commission, Breddin station five minutes away and Berlin Friedrichstraße in 1:10. On paper a very strong candidate, and the price had already come down from 399,000 to 349,000. It is now reserved and the advert has been deleted.
A listed farmhouse in Sieversdorf with only 131 m² at the worst price per square metre of the set, and one in Dömitz that inverts the geography: 1:29 from Hamburg but 2:18 to 2:33 from Berlin.
Use
Nobody is there all year. Realistically there are one or two weekends a year when everyone, or nearly everyone, is up there at the same time. The rest of the year it is one couple, or two, on an ordinary weekend. That means we do not need eight equally good bedrooms and eight bathrooms. We need four proper flats that are genuinely nice, plus cheap overflow space for the two big weekends.
And it is mostly a summer place. Nothing has to be winter-proof except a small core. One flat kept warm and usable in January is enough for the odd cold weekend. Everything else can be May to September, which is where the money gets saved: no insulation, no heating, no triple glazing, no building envelope work.
All four shortlisted objects already come with the raw space for this: two barns of 150 square metres each at the Vierseitenhof, a stable with solar on it at Blumenthal, three more flat shells plus a 491 m² attic at Dechtow, a big barn and a part of the building already prepared at the Backsteinhaus.
Money
Purchase price plus the German buying costs, plus a realistic allowance for the work each building actually needs. Divided by four, six or eight couples. The monthly figure is running costs only: tax, insurance, energy, upkeep, reserve.

The Dechtow columns use two different bases: four couples buy it as it stands, 200,000 € all-in. Six or eight couples also fit out the three remaining flats for about 50,000 €, so 250,000 € in total. For the other three the basis is the same across all columns.

Two examples, per year. Dechtow, four flats, 8,600 €: property tax 400, insurance 1,400, energy 2,000, upkeep reserve 2,640, internet and chimney sweep and grounds 1,200, second-home tax 990 if the municipality charges one. Vierseitenhof, 515 m², 17,700 €: property tax 1,000, insurance 2,200, energy 4,000, upkeep reserve 6,180, other 2,000, second-home tax 2,318.
Energy is low because the house is used in summer and kept at frost protection from October to April, which is what we would actually do. And the upkeep reserve is money we pay into our own account, roughly 55 € a month per couple at Dechtow and 129 € at the Vierseitenhof with four couples. It is not spent unless a roof or a boiler needs it. Strip the reserve out and the real cash cost at Dechtow is about 124 € a month per couple at four couples, or 83 € at six.
If we ever heated the whole thing all winter, the Vierseitenhof figure would rise from 17,700 to about 25,300 €. That is not the plan.
For comparison: a group house in Brandenburg for a dozen people costs four figures a week in summer, and you get it when it is free rather than when you want it.
Variants
Four couples, four finished flats, nothing to build. Everyone has their own front door from day one and the coordination is trivial. Dechtow: about 50,000 € each and 179 € a month. Or the Backsteinhaus at 106,000 € each and 206 € a month if we want a better building and are willing to do some work.
Eight couples brings the entry down hard and makes a much better building affordable. Vierseitenhof at about 122,000 € each and 184 € a month, or Dechtow with all seven flats built out at around 31,000 € each and 159 € a month.
My instinct: start at six couples and see who is actually in. Six makes the good buildings reachable and is still small enough that everyone knows everyone.
What if I want out later?
You sell your share. We agree how before we buy: the others get first refusal, the valuation formula is fixed in advance, and there is a notice period. Nobody can force the house to be sold out from under the rest.
Am I expected to renovate at weekends?
No. Two of the houses need nothing at all. The barn lounge and the garden cabin are for whoever enjoys that sort of thing, and there are people in our circle who do this for a living.
